ACCESS STATEMENT
Whispers is a self contained Annex situated within the dwelling known as Riverside
Riverside is positioned within a private and unmarked driveway known as Mill Yard, in the village of Ponsanooth which is about 6miles South West of the cathedral City of Truro
The annex is approached from Mill Yard and has it’s own gravelled parking area.
Access into the apartment is from the parking area and down a few steps arranged in three groups.
The first group has five steps,  the second has three and the third has just two steps.  (making a total of 10 steps altogether).
All of the steps are of adequate width – the first group being 1.7m wide and the other two are 0.95m wide.
There is a small threshold step at the base of the front door into the apartment and this is approx. 6cm high.  The width of the front door is 0.75m.
The whole of the floor area of Whispers is on one level with no internal steps (other than the step up into the shower cubicle – about 25cm)
Each of the three internal doors is the standard 0.76m in width.

RISK ASSESSMENT
There are no naked flames in any of the appliances within the apartment. All appliances are electrical.
The risk from fire is therefore entirely within the electrical appliances and/or installation.
All of the appliances within the apartment are less than three years old and are therefore in excellent condition.
Further all appliances are checked regularly and any faulty or suspect appliance or wiring thereto is replaced immediately.
In addition there are two smoke detectors installed within the apartment. (positions shown on the accompanying drawing) and these are also checked and operation tested each time the apartment is cleaned and made ready for the next visitors.
There are also two sets of fire extinguishers and fire blankets installed within the apartment (positions also shown on the accompanying drawing)
These are also checked regularly to make sure that they are serviceable and not out of date.
In the event of fire, there are several escape routes from the apartment and these have also been indicated on the accompanying drawing.
